Buying a Home with Mold Present

  • Date: 10-2017

As you start to look at new homes, it’s easy to get swept away in the excitement and neglect some of the more practical decisions. However, any home with mold, no matter how bad it is or isn’t, should be considered carefully. In fact, there are at least four things you should weigh when you are trying to decide whether to purchase the home or walk away completely.

Size of Contamination

For houses with small amounts, there shouldn’t be a lot of issue with removing the mold and turning it into a beautiful home. However, you should avoid buying a house that has large amounts of mold throughout, unless you are looking to do a complete demolition and start from scratch.

Severity of Mold

You should look into the type of mold growing in the home you are considering purchasing because some molds are more dangerous than others. If you or a member of your family has health problems or an allergy to mold, it is best to avoid any homes that have black mold or other dangerous types present. Mild removal cases are also easier and more affordable.

If the mold is plain to see and doesn’t require a lot of effort to remove, it should be okay to purchase the home. However, we strongly encourage that you have the house inspected for mold in crawl spaces and attics. If undetected, you could put your family at risk for serious health effects. While we can remove mold from many locations, you should consider that mold in unusual spaces usually indicates a larger problem that you will have to pay to fix.

Lastly, you want to make sure that you are making a solid investment. Even if the home is below your budget, you might end up spending more money than you planned if the mold growth is out of hand. When it’s all said and done, it is unlikely that you will ever get that money back when you resell your home. With that being said, you should walk away from any house that requires you to pay more for mold removal than the home is worth.
