Purpose

The purpose of performing pre-remediation mold testing is to provide the property owner or decision maker a clear picture of the severity of the issue at hand. Pre-remediation mold testing is important for many reasons. Some of these reasons include a defined starting point to be used as a comparable to post-remediation testing in order to ensure successful remediation. Pre-remediation mold testing can reveal further identification of potential hidden issues within the property. Testing can also help date the moisture intrusion which may reveal previously unknown water events which otherwise may be overlooked. Finally mold testing can assist with defining or expanding the scope of work necessary for a successful remediation.

Method of Testing

Mold sampling will be conducted by one of three methods or any combination of, as determined by the inspector. A tape lift or a swab on visible surface mold like substance is used to determine that the sample taken, is in fact mold as suspected. One is to get a baseline from which the remediation is to proceed. Air sampling may be used to determine the amount of airborne spores present in the suspect area at that point in time. An ambient control (outdoor or indoor non-suspect area) sample must be taken as a comparison. All methods of collection are tracked using identification documents and submitted to a third party accredited laboratory for appropriate analysis. Protocols may be modified depending on the levels of mold present and the species of mold detected.

Testing Parameters

The location for testing is dictated by the property owner/decision maker. Guidance and recommendations are made by the inspector regarding location and the number of samples taken. The inspector will not be held liable for client’s decision to decline testing in a recommended location. Proper assessment is critical to the success of a remediation project and it is highly recommended that testing be performed both prior to and after the remediation is conducted.
